Processing Fee

Payment of a processing fee, along with a completed application, will reserve an apartment or establish your position on the priority list.

Security Deposit

You must submit a holding deposit, in the amount of the security deposit (up to 1-1/2 month's rent), within 48 hours of notification of your acceptance.

Pets

Our residents are welcome to have two pets, cats or dogs, not to exceed 25 pounds when fully grown. A non-refundable pet fee and a monthly fee will apply.

Statement of Rental Policy

  1. This property is an equal opportunity housing provider. We fully comply with federal fair housing laws. We do not discriminate against any person because of race, color, religion, sex, national origin, familial status, or handicap. We comply with state and local fair housing laws. We will also make reasonable modifications for handicapped individuals.
  2. Viewing an apartment. A vacant apartment may be shown to a prospective resident after it has been cleaned and prepared. Prospective residents do not have to complete a visitor information card as a prerequisite to being shown an apartment. Prospective residents may be shown a model particularly if the desired style of the apartment is unavailable. Picture ID is required to view an apartment. 
  3. Apartment availability. Apartments are available to lease when they become vacant. An apartment may also become available when an application is denied or when an applicant cancels his/her move-in. An apartment may be held for a prospective resident at the time of completion of the rental application and payment of an application fee or credit check fee. for up to 30 days depending on the community. If a move-in date is greater than 30 days from the date of the application, the prospective resident may be able to reserve an anticipated future move out or be placed on a priority waiting list. 
  4. Occupancy guidelines. Due to limited parking, building capacity and other factors, the following occupancy guidelines have been established.

    Studio: 1 person

    One Bedroom: 2 people

    Two Bedroom: 4 people

  5. Pets. Pets are restricted to two cats or dogs not to exceed 25 pounds when fully grown. A non-refundable pet fee and a monthly fee will apply.
  6. An applicant's income and/or assets must be verified prior to move-in. Acceptable documentation includes, but is not limited to: 
    • Payroll receipts dated within thirty days.
    • Bank statements dated within thirty days.
    • Investment statements dated within ninety days.
    • Tax records dated within one year.
    • Court records 
  7. Rental criteria.  We consider the following factors when evaluating your application for residency:  
    • your rental history;
    • your credit history;
    • your debt to income ratio;
    • your time on the job;
    • your income; and
    • your criminal history - an applicant cannot pose a threat to the safety of others.
